Landlord Tenant Relationship:
Get
It Right from the Start

Being a landlord does not
always have to be headache. By following some basic rules, you can
build a successful and profitable relationship with your tenants.

Get the lease/rental agreement
in writing. A written document signed by the landlord and the tenant(s)
will clarify (and more importantly, memorialize) all important terms of
the tenancy. Florida law requires some specific disclosures
such as where the security deposit will be held and whether the tenant
will be paid the interest earned on the deposit.

Request references and the tenant
rental history.

Require credit and criminal
background checks before signing the lease agreement.

Perform a walk through of the
premises with the tenant prior to move in. Document the condition
of the premises and when possible, have the tenant sign it. This
will minimize disputes over the security deposit when the tenant(s) move
out.

Disclose any environmental hazards
in writing.

Keep up with repairs and maintenance
of the property.

Keep the property properly insured.

Respect your tenant’s privacy.

Provide your tenants with at
least 24 hours notice prior to entering the premises.
